Kinsealy House, Kinsealy, Co Dublin

Price: In excess of £1.5 million

LOCATION

The house is situated 2.5 miles from the coastal village of Malahide with all its amenities including schools, churches, shops, restaurants, golf courses and sporting clubs. It is the same distance from Dublin Airport and the M50, with the city centre located eight miles away.

FEATURES

Kinsealy House is approached by the original sweeping driveway which was opened up in the last year as part of an ongoing restoration programme on the property which had been idle for more than 40 years.

Set on 4.2 aces of land, the Georgian residence has six double bedrooms, two reception rooms and a basement.

Stone steps lead to the front door. The wide entrance hall features the original coving, centre roses and polished wooden floors.

The drawing room is well lit and has three shuttered windows, a Victorian terracotta veined marble fireplace with green tiled inset and decorative cornicing.

The lounge, which was once the dining room, has a grey marble fireplace, polished wooden floors and leads to the present dining room. This room would have been the serving room in former times and features the same wooden floors as the lounge area.

Steps lead from the entrance hall to the kitchen, utility room, back hallway, guest bathroom, which includes a shower, and the door to the basement.

The kitchen/breakfast room is in a 100-year-old extension to the house. It has fitted wooden wall and floor units, a tiled splashback, a flagstone floor and 11-foot high pine ceilings.

A brick fireplace houses the original black lead range, which was discovered by the owner during renovations. The walls are exposed brick and stone.

The utility room is plumbed for a washing machine and has a Belfast sink and wooden floor.

The basement was originally used as the kitchen but it could probably do with refurbishment. There are four large rooms, two of which are interconnecting, as well as an open brick and stone hearth. One room would be an ideal games room, study or living space.

The stairs from the entrance hall lead to the bathroom and shower room on the first floor return. These rooms have been extended. The bathroom features maple floors, a cast iron bath, shower and tiled walls.

There are four large double bedrooms on the first floor as well as a dressing room. Three of the bedrooms feature polished wooden floors. The master bedroom is carpeted and has an attractive white marble fireplace with tiled inset. Each of the other three bedrooms also has a fireplace and all the rooms here are bright.

The attic, which serves as a second floor, has a curved pine ceiling and originally would have been the servant's quarters. It features wooden floors and the original roof beams. A storage room is located on the landing between the rooms.

The house has oil-fired central heating, has been replumbed and rewired, and all the sash windows have been replaced.

Also included in the sale are two stone sheds/stables and a large outhouse with potential for conversion, subject to planning permission.

The 4.2 acres in the sale include one acre of mature lawned gardens with a large selection of mature oaks, evergreens and shrubs.

Kinsealy House is for sale by private treaty, with selling agent HOK Residential. Viewing is by appointment on 01-8404444.

ESTATE AGENT'S VERDICT

"A beautifully proportioned residence enjoying a highly fashionable, prestigious and mature setting, Kinsealy House has been extensively renovated by its present owners."

OUR VERDICT

Kinsealy House is a spacious period property close to both the airport and Dublin city yet practically in the countryside. Renovation work on the basement would add further glory to an already very attractive house.
